We will withdraw your rent on the day of the month you indicate (1st or 5th). How Does PayLease work (Online payment link via our website)? (Important)
Once you are a member of PayLease you can visit our website and make payments using a variety of options. Standard processing takes a minimum of 3 business banking days for a payment to post to your account DON’T WAIT UNTIL YOUR GRACE PERIOD TO MAKE A PAYMENT! Pay ON OR BEFORE the 1st to avoid Late Fees.

Methods of Payment Delivery:

•  Mail to: 138 E. Beaufort Street Suite A, Normal, IL 61761
• In Person, during business hours: Monday-Friday 9:00am to 6:00pm and Saturday 10:00am-4:00pm
• In office Drop Box after business hours

Grace Period/Late Fees:

Rent is due on our before the 1st day of the month. There is a 5-day grace period. Payments received after the close of business on the 5th day of the month will be assessed a 10% late fee.

Statements:

As a courtesy, notices will be sent out to the apartments with an unpaid balance on the 6th day of the month, after late fees have been assessed. Any payments received after the 5th will not be shown. If you have any questions concerning the statement please contact our office. Please pay any outstanding balances plus the late fee by the 9th of the month to avoid a 5-day Notice to Pay Rent or Quit.

5-Day Notice to Pay Rent or Quit:

A 5-day notice will be served if a balance on an account exists on the 10th of the month. If a notice is served, a $25 service fee will be charged. If payment is not made in full within those 5-days, legal actions will be taken.

Returned Checks:

For any check that is returned, there will be a $25 returned check fee and a 10% late fee. At that point we will no longer accept checks from that individual without approval from our collections department.
