We do offer a special payment plan for those receiving Financial Aid. Simply deliver your award letter or other proof of loans to our office by the deadline of June 15, 2020, we may defer the payments for the months of July & August. You will make-up those payments with your September rent payment which is due September 1st. Typically the university distributes financial Aid funds the 3rd week in August. Furthermore, you will pay July, August and September rent on September 1st. No other payment plan options or deferments are available.

A guaranty of lease is required for every on-campus lease. This form is equivalent to a co-signer. Each resident must have their parent sign and notarize this form. Each resident must turn in a guaranty of lease before anyone in the apartment will be allowed to move in.

When 2 or more people sign a lease for the same apartment, they are all equally responsible for the total amount of the lease. If one person defaults on the lease, everyone is responsible and could be liable for the payments.

Subleasing is allowed. Each roommate has to sign the sublease forms, a $225 fee must be paid, & the new roommate must provide a guaranty of lease. Subleasing your apartment does not take you off the lease completely.

First Site leases a limited number of spaces. Please call the office for complete details.

Our current residents are always given the first opportunity to lease their apartment again for the next academic year. Look on our NEWS section of the website for more details.

Rent is due on the 1st of every month. If payment is received after the 5th, a 10% late fee of the amount owed will be assessed.

To qualify for an off-campus apartment you will need to have, good rental history/credit, and the rent amount cannot exceed 28% of your net monthly income.

To rent an on-campus apartment you must provide a guaranty of lease, a security deposit, & a processing fee.

If you are going to be late with your rent payment, contact First Site before the rent is due to explain your situation.

Security deposit refunds will be mailed within 30 days of the day you move out of your apartment.

First Site is not affiliated with any university. Regardless of your academic status you are still legally responsible for payments of your lease.

We accept echeck, debit card, credit card, automatic withdrawal payments on our Resident Portal.

First Site has 24 hour maintenance service. Every work order that is reported will be completed within 24 hours. Our after hours number is 309-452-9283.

Payments must be recieved by the close of businesss on the 5th day of the month.

First Site does a personal move-in inspection with every resident to ensure that their apartment is in good condition and any problems are notated and taken care of.

Off Campus: Certain Locations with Pet Deposit & Agreement. On Campus: No, cats and dogs are not allowed in First Site apartments.
